Questions we get asked.
As a 2026 guide: £2,000–£2,600 per square metre for a well-built family house at a good standard, £2,600–£3,800 for high specification, and £3,800–£5,500 and upwards for the exceptional — basement, pool or spa, lift, gated approach. That excludes VAT, land, professional fees and abnormals. A 220 sq m house at a good standard is roughly £506,000 for the build, and £580,000 to £620,000 all-in before land.
