House extensions · South Manchester
Extension builders, Manchester.
We build house extensions across south Manchester: side returns on Victorian terraces, full-width kitchen-diners on Edwardian semis, and two-storey extensions on 1930s houses, with the steelwork, glazing and kitchen delivered as one job.
Manchester extensions
The back of the house, opened up.
A Manchester extension is usually about the kitchen: knocking the back rooms through, filling the side return of a terrace, or running a full-width extension across a semi so the kitchen, dining and living space look onto the garden. That means steels, new openings, drainage, a roof that lets light in, and a kitchen that fits the space it's built for.
In Didsbury we built a £160,000 rear extension with a bookmatched marble island and minimal-frame sliders, and replaced the staircase railings through the house. Nearby, a £120,000 kitchen extension sits under a full-length glazed roof with a crittall-style screen to the garden, herringbone floors and large-format tile run through. Both were priced and run on site by the same person.
What we do
Extensions we build in Manchester.
Side-return extensions
Victorian and Edwardian terraces in Chorlton, Didsbury and Withington, with the side alley built over and the back of the house opened into one room.
Full-width kitchen extensions
Rear extensions across semis and detached houses, with glazed roofs, rooflights or lanterns, sliders or crittall-style screens to the garden.
Two-storey extensions
Extra bedrooms and bathrooms over a bigger kitchen, tied into the existing roof and brickwork so it looks like it was always there.
Structure and party walls
Steels, padstones and new openings designed by the engineer and installed by our sister company The Load Bearing Company; party wall and build-over agreements co-ordinated before we start.

Straight answers
Questions we get asked.
In 2026 a well-built single-storey extension costs £2,400–£3,600 per square metre of finished floor area, before VAT and fees. The Didsbury kitchen extensions on this page came in at around £120,000 and £160,000 including the kitchens. Our published rates are on the costs page.
Many single-storey rear extensions can go through permitted development or prior approval; side returns and two-storey extensions usually need full planning, and conservation areas in Didsbury and Chorlton add conditions on materials. Applications go to Manchester City Council, or Trafford Council in Sale and Stretford.
Usually, yes. We plan a temporary kitchen, dust separation and the order of works so the house stays usable, and tell you up front which days you'll be without water or power.
Yes. We supply and fit the kitchen, or fit one you've bought, so the extension, the services and the units are built to the same drawing and one person is responsible for all of it.
Send the drawings, or the address and a sketch of what you want. You'll get a written cost plan within a few working days from the person who would run the job.
