Building a new home in Manchester usually means a tight plot: a garden plot behind a Victorian villa in Didsbury, a corner site in Chorlton, or a bungalow in Sale or Urmston replaced with a two-storey family house. Access, party walls, drainage and neighbours shape the programme as much as the drawings do.
We take these on as one job, priced and run by the same person, and we also build small developments of two to thirty homes for landowners and developers, including joint ventures. Our recent Knutsford new build took an empty plot to a finished brick and flint home for around £400,000.

In 2026, £2,000–£2,600 per sq m at a good standard, £2,600–£3,800 at high specification and £3,800–£5,500+ for exceptional finishes, before VAT, land and fees. Tight urban plots and abnormal ground can add to that, which we price at the start, not halfway through.
