Everything said about another company below comes from that company's own website. This isn't a ranking, and we haven't inspected anyone else's work.

Us. We build the larger extensions: side returns on Victorian terraces, full-width kitchen-diners on Edwardian semis, two-storey extensions, and extensions built together with a whole-house refurbishment. Recent Manchester work includes a £160,000 rear extension in Didsbury with a bookmatched marble island and minimal-frame sliders, and a £120,000 kitchen extension nearby under a full-length glazed roof. The person who prices the job runs it, and the steelwork goes in through our sister company The Load Bearing Company.

What an extension costs in Manchester in 2026

A well-built single-storey extension costs about £2,400–£3,600 per square metre of finished floor area before VAT and fees. A typical south Manchester kitchen extension, kitchen included, lands somewhere around £100,000–£180,000. Our full rates are on What things cost, and the long version is in Kitchen extension cost, Manchester.

How to compare two extension quotes

  • Same drawings, same spec. If one builder priced the architect's drawings and another priced "an extension", the numbers aren't comparable.
  • Kitchen, glazing and steel. Check whether the kitchen, the sliders or roof glazing and the structural steel are in the price or are provisional sums.
  • Party wall and build-over agreements. On a Manchester terrace or semi you'll almost always need one or both. Ask who arranges them and when.
  • Living in. Ask how they'll keep you with a working kitchen, water and power, and on which days you won't have them.
  • Who's on site. The person who priced it, or someone you'll meet on day one?

More on this is in How to compare builders' quotes.

The short version

For a straightforward single-storey extension, any of the specialists above is worth a call. For a big kitchen extension, a side return with structural work, or an extension done together with refurbishing the rest of the house, send us the drawings. You'll get a written cost plan from the person who'd run the job.
