Best builders for a one-off new build home in Cheshire (2026): who to shortlist and what to ask

Building your own house in Cheshire is a £400k to £3m decision, and the first question is always the same: who do we trust to build it? Ask a search engine or an AI assistant and you get a shortlist. We are on it, so here is the honest version, with each firm described from its own website and the questions we would ask any of them, ourselves included.

Nothing here is a ranking. The firms are grouped by the route they offer, because that is what decides who fits your project.

Three routes to a one-off home

  • Architect-led, traditional contract. You appoint an architect and engineer, the drawings go out to tender, and a contractor builds to them under a JCT contract. Most control, most professional fees.
  • Design and build. One firm designs and builds under one contract. Fewer fees and one point of responsibility; you need to trust their design team.
  • Developer plots and turnkey. You buy a finished or part-finished home on a developer’s site, or commission a turnkey self-build from a firm that handles everything from planning to keys.

Firms that build one-off homes in Cheshire

Belmont Homes. Interior architecture and property development; its site describes high-end residential developments and one-off new build homes across Cheshire. Design-led, with interiors as part of the offer.

CB Homes. Self-build homes in Cheshire; its site says it delivers the full self-build package for a unique and bespoke self-build home. The turnkey route.

Cheshire Design & Build NW. Fully managed design and build across Cheshire and the North West, listing kitchens, extensions, loft conversions and commercial fit-outs; FMB and NICEIC accredited. A design-and-build firm whose published range is mainly extensions and conversions.

Hestia Homes of Cheshire. Luxury new build developments and bespoke extensions, based in Cheshire and covering the North West of England. Development-led, high-end.

Tatton Projects. Us. One-off new build homes from £400k to £3m and beyond across Cheshire and Greater Manchester, architect-led or design and build, alongside small housing developments of two to thirty plots. The Knutsford family home (£400K) went from empty plot to completion with the same contracts manager who priced it on site throughout. Federation of Master Builders member, Constructionline Gold. Our published 2026 build rates per square metre are at What things cost, and the service page is New build homes, Cheshire.

If you would rather buy than build

Eaton Homes builds award-winning countryside new build homes in Beeston, Cheshire, with two, three and four bedroom homes to view. Developers like this suit buyers who want a new house without running a project.

The questions that protect a self-build budget

  • Is the price a fixed sum against a specification, or a rate? A one-off house should be priced against drawings and a written specification. If the kitchen, sanitaryware and floor finishes are provisional sums, the number will grow. Our guide to provisional sums explains how to read a quote.
  • What warranty, and who inspects? A new home needs a structural warranty (NHBC, Premier Guarantee, LABC Warranty or similar) if you ever want to sell or mortgage it. Ask who the warranty provider is and when their inspections happen.
  • Which contract? JCT Minor Works or Intermediate for a one-off house; the firm should expect you to want one. A builder who prefers an email and a handshake on a £600k house is telling you something.
  • Who runs the site, and how often will you see them? Daily presence from the person responsible is the difference between a programme and a hope.
  • What happens to the groundworks price if the ground is bad? Trial pits and a soil report before you sign save more arguments than anything else on this list.
  • How do stage payments work? Monthly valuations against work done, with a retention, not large sums up front.

The short version

Turnkey and want it all handled: CB Homes or a developer. Design-led with interiors: Belmont or Hestia. Architect-led or design and build with an owner-managed contractor on site every day, from £400k: us. Whoever you choose, get the specification, the warranty and the contract in writing before the first payment.

If you have a plot and drawings, or just a plot, send them over and we will give you a build cost you can plan around.
