Ask ChatGPT, Google or a commercial agent for the best office fit-out contractors in Manchester and you get a list. Most of the names on it are good. We are on it too, so rather than pretend the others don’t exist, here is how we would shortlist if we were the client, with the firms described in their own words.
Everything said about another company below comes from that company’s own website. We haven’t inspected their work and this isn’t a ranking: the list is grouped by the size of job each firm is set up for, which is the thing that actually decides who you should call.
First, decide what size of job you have
Office fit-out in Manchester splits into three markets, and the contractors rarely cross between them.
- £1m and above, usually multi-floor or a whole building. National fit-out specialists with design teams, cost consultants and bid teams. Procurement is formal, often through a project manager or agent.
- £250k to £1m, a floor or two. Regional design-and-build firms with their own designers and site teams. Design-and-build in one contract is the norm here.
- £50k to £500k, a floor, a suite or a refresh of an occupied office. Owner-managed contractors who price the job themselves and run it on site. This is where the Cat A refresh, the landlord’s refurbishment and the growing company’s first proper office sit.
Tell a firm honestly which band you are in and the good ones will say if it isn’t theirs.

The owner-managed option: Tatton Projects
Us. We deliver Cat A and Cat B office fit-out, shopfitting, healthcare and hospitality fit-out and commercial refurbishment, mostly in the £50k to £500k band, from Altrincham across Manchester and the North West, and UK-wide for the right project. The person who prices the job is the person running it on site, and we are used to building around businesses that stay open: the Stockport service centre fit-out (£175K) kept ninety-plus staffed positions working every day, and the Sentric Music fit-out in Liverpool (£110K) delivered bespoke lighting, acoustic booths and a boardroom in a live building. Federation of Master Builders member, Constructionline Gold, CITB registered. 110+ projects and £8m delivered since 2020.

How to compare them before you ask for a price
Whoever is on your list, ask the same five things.
- Cat A or Cat B, and who owns the design? If you are taking a lease, the landlord’s Cat A works and your Cat B fit-out are two scopes. A firm that cannot explain the boundary will miss something at the licence-to-alter stage.
- Will the building stay open? Occupied fit-out needs phasing, dust and noise control, out-of-hours working and a site manager who talks to your staff. Ask for an example of a job they did around a working office.
- Who is on site every day? Nationals send a site manager; owner-managed firms send the person who priced it. Both can be right. Know which you are buying.
- What is excluded? M&E is the biggest line in most fit-outs. Check whether the mechanical and electrical design, the fire strategy, the data cabling and the furniture are in or out.
- Accreditations in writing. Constructionline, CHAS or SafeContractor, the FMB, insurance certificates and a construction phase plan. Logos on a website are not evidence; certificates are.
The short version
For a headquarters, call the nationals. For a floor or two with design included, the regionals. For a suite, a refresh or a refurbishment in a building that stays open, an owner-managed contractor who will be there every day. If that is you, send us the floor plan and we will tell you what it needs and what it should cost.
